This week’s news – a Commercial Property Lease in Birmingham. I acted as Solicitor for the Landlord to facilitate this new letting of a 23,400 sq ft warehouse in Birmingham.

“An expansion into a new industrial unit is set to create up to 40 jobs in Birmingham.
Cladding manufacturer Finish Facades will now be based in 24,300 sq ft of space at Unit 1 on the BSA Business Park, in Small Heath, rented on a ten-year lease.
The sister company to Finish Architectural is continuing its investment strategy in order to secure huge recladding contracts on blocks of flats across the UK, triggered by new building regulations following the Grenfell Tower fire.
The firm has invested a further £1m into automated panel folders and turret punches to help manufacture higher quality cladding.

Terry Turner, director at Finish Facades revealed that the company’s current workforce of 20 staff was expected to grow to up to 60 over the next four to five years as a result of the move to the larger premises.

Edward Siddall-Jones, director of Siddall Jones, explained that the property was let within two weeks of marketing, with demand being so great that the final deal was in excess of the original asking rental.
Siddall-Jones said: “We are delighted to have secured this letting to Finish and are thrilled to support Birmingham-based manufacturing in an area which has such huge former manufacturing heritage.
“We are seeing the industrial sector between 10 to 30,000 sq ft perform well, with record take up and a number of active requirements from both manufacturing and distribution companies.
“Competition for freehold properties remain strong and the letting market continues to see rentals increase and landlords secure longer term leases with little or no rental incentives on offer”.
Nexa Law
Unit 1 on the BSA Business Park was a former Orange Data Centre which was built for the company in the 1980s and acquired in 2017 by the current owner and converted into an industrial warehouse.

I really enjoyed this deal. I have acted in Birmingham for many years, having spent 11 years in Eversheds’ Birmingham office, and then spending several more years in the Birmingham office of my previous firm. Before that, I went to the University of Birmingham where I completed my degree and law conversion, and then studied the LPC at The University of Law (then called The College of Law!).
