Leases

Leases – Landlord and Tenant

Taking a new lease of Commercial Property is critical for the operation and success of your business.  However, it is also a key financial commitment.  You want to make sure it is done correctly, and that you understand any risks associated with this important step in the growth or expansion of your business.

Granting leases may well be your business, if you are a landlord.  You want to make sure they are done swiftly, efficiently, and with the minimum of fuss, to allow your tenants into occupation (and paying rent) as soon as possible.

I have acted for tenants taking leases, and landlords granting leases of Commercial Property of all sizes for over 14 years.  I’ve acted for owner occupiers looking to take on new premises, existing tenants looking to renew their lease, landlords wishing to manage an estate and landlords wishing to fill vacant units as swiftly as possible.  I’ve worked on industrial units, shops, factories, offices – you name it, I will have likely dealt with it before.  I can help prospective tenants to take a lease, or landlords wishing to grant a lease, and all the associated management work that may arise in a leasehold relationship (alterations, assignments and sub-letting).  I will do it on time, and budget, and with the minimum of fuss.

“I needed someone who could act swiftly and positively on a time sensitive deal which involved several large parties and was a complicated and complex legal matter.  I was impressed with John’s immediate grasp of the intricate matters relating to this transaction which also involved a Listed Company and a Government body.”

There were many complications within the deal and thanks to John’s thoroughness and tenaciousness this large deal concluded on time and in budget.

Malcolm Proctor, Director of Quantor

If you are a landlord or a tenant, you may have an existing solicitor.  Equally, this may be your first experience of involving a legal professional.  If you do have a solicitor, you may be unhappy with increasing costs or dipping service levels.  If you have not used one before, you may be concerned about unknown costs, or legal jargon.  Do you wish you could contact your solicitor directly, instead of being diverted to reception or a secretary, who does their best to help but cannot actually answer your question?  Do you find that with previous solicitor’s firms you meet the partner to start with, only to find that the work is actually being carried out by a new solicitor or a paralegal with limited experience.  Do you find that solicitors only identify issues at the last moment, instead of being proactive from the outset?

If the answer to any of these questions is “yes”, then you will be pleased to hear that there is a better way.  I am a consultant solicitor and Partner with Nexa Law.  All work is carried out through Nexa Law, who are authorised and regulated by the SRA.  However, unlike a traditional law firm, you will not find yourself dealing with the least qualified person who can handle your case as soon as possible.  Instead, if you instruct me, you will find that your transaction is handled by me.  As an experienced solicitor who has worked for 11 years at international law firm Eversheds and 5 years at regional law firm Thursfields, I have the breadth and depth of experience to be able to deal handle any Commercial Property lease transaction, from the most straightforward to the most complex.  You will have my direct contact details and my direct dial, which means you will be able to speak with the solicitor handling your case, rather than support staff who cannot answer your questions.  As a technically excellent solicitor, issues will be identified early, allowing them to be resolved in good time for completion.
