In just over a weeks’ time, I shall have been in business on my account for two years! I’ve been a busy bee for the past six months, and not very active online. So, it’s about time to catch up on what I’ve been up to. I’ve also been qualified as a Commercial Property Solicitor for sixteen years now, so will take a moment to reflect on that.
Commercial Property Work
I’m a Commercial Property Solicitor. That’s what I do. I’ve had a busy six months with sales, purchases and leases. Here are some of the highlights:
Sales, Purchases and Refinances
- Negotiating a new unconditional sale agreement for a £6m+ site formerly under option, with conditional provisions to accelerate the completion date in the event planning permission is achieved. All done to a very tight deadline. I am an experienced solicitor and have acted for lots of landowners approached by developers for an option agreement, or a conditional sale, or other more complex arrangements. I love these jobs, and enjoy helping landowners get best value for their land. I’ve acted developer side plenty of times in the past, so know both sides of the coin. - Acting for an independent lender to extend funding on the continued redevelopment of a large site in Bromsgrove. I worked with my colleague Steven Mather Solicitor who handles the finance documents, whilst I dealt with all Commercial Property issues arising. Leases

- Completing a 15 year lease for a new special school in Halesowen. This was a complex job, involving the superior landlord and £1m+ works to convert the site from a former office block to a school. - Acting for a Tenant taking on new office space in Hampshire, a Landlord granting a new lease to a charity tenant in Birmingham, and lots, lots more.

Other Property Work
Whilst Commercial Property Work is my core practice area, I do deal with some wider property work that doesn’t fall into that category. It may be a job that is a bit complex for a conveyancer, or a residential client looking for a better service level than a traditional firm provides. I’m always happy to help with any enquiry, and here are a few examples:
- Acting for a long-standing client on the purchase of a Manor House near Wolverhampton, in order to be converted and re-sold. This was an interesting job being a sale of part – making sure that all the rights of way, services etc were thought through properly was key.
- Acting for a client looking to get their affairs in order by registering ownership of their house at HM Land Registry. I’m always happy to look at property matters, big or small. This was an interesting root around deeds stretching back to the early 20th century, and helped give piece of mind to a lovely couple.

Commercial Property Consultant Solicitor
I’ve been qualified for 16 years now. Looking back at my 11 years at Eversheds in Birmingham, I have many fond memories. I trained there, I qualified there, and I did a further 9 years in the Corporate Real Estate team in Birmingham. It was fantastic, high level work, acting for some of the biggest companies and organisations in the country. I worked hard, and learnt a lot from it. My 5 years at Thursfields Solicitors taught me many different things, including how to act for SME’s, owner/occupying businesses, and individuals.
And now, I’ll have been consulting with Nexa Law for 2 years in October. I have to say, I love it. As a Consultant Solicitor, I enjoy having the time to be able deliver for all my clients. Yes, I’ve been busy this past six months. But, I manage what I take on, instead of this being managed for me by a firm. This means I can give each client the care and attention that they deserve, and I can deliver the excellent client service that I like to deliver.
The happy clients I get at the end, as shown by the reviews I get, for me makes it all the more satisfying. I no longer have to start every email with “Apologies for the delay” (although it still sometimes happens, we’re only human after all). I have more time to chat to them about strategy, and go the extra mile to help them out.
